The Zanzibar Domino Tower is set to become a groundbreaking architectural marvel in Africa and one of the tallest buildings on the continent. Located in Zanzibar, Tanzania, this project is designed to stand over 300 meters tall with 70 floors, making it the second-tallest skyscraper in Africa, surpassed only by Egypt’s Iconic Tower. Costing approximately $1.3 billion, this ambitious project is expected to transform Zanzibar into a global destination for tourism, business, and cultural experiences.
The Zanzibar Domino Tower will be constructed on a man-made island just off the coast of Zanzibar. Its unique design, created by the architectural firm xCassia, is inspired by the shape of stacked dominos, making it a visually striking landmark. The tower will feature a spiraling structure that rises toward an observation platform at the top, offering breathtaking views of the surrounding Indian Ocean.
The mixed-use development will cover an area of 65,000 square meters, including two underground floors and 78 floors above ground. It is envisioned as a multi-purpose space housing luxury residential units, five- and six-star hotels, retail areas, conference facilities, and entertainment venues. The project will also include a golf course, an island resort, and even a wedding chapel on a private islet, enhancing its appeal as a destination for both tourists and business travelers.
This tower is not just about aesthetics or height; it represents Zanzibar’s commitment to economic growth and development. The Tanzanian government sees the project as a major step in promoting the “blue economy”—an initiative aimed at leveraging the ocean’s resources for sustainable development. According to Mr. Mudrik Ramadhan Soraga, Zanzibar’s Minister of State for Economy and Investment, the Domino Tower aligns with Zanzibar’s investment philosophy of offering superior returns to investors while promoting social and environmental sustainability.
The project was officially announced in 2021 after a $1.3 billion contract was signed between the Tanzanian AICL Group, Edinburgh Crowland Management Ltd, and xCassia. The design of the tower was initially conceived by architect Jean-Paul Cassia in 2009. After exploring other locations, Zanzibar was chosen as the ideal site due to its rich culture, strategic position, and potential for tourism growth. Cassia described the design as symbolizing growth, progress, and freedom, making it a fitting icon for Zanzibar’s future.
The Zanzibar Domino Tower is part of a broader master plan to boost Zanzibar’s status as a key destination in Africa. The tower is expected to draw international attention, attracting investors, tourists, and professionals alike.
